At Homevets Realty, we proudly serve those who have served our country. As a top real estate company in the Greater Fort Cavazos, Killeen, Harker Heights, Copperas Cove, and surrounding areas, we are uniquely positioned to understand the needs of veterans and active-duty service members. Many of our agents are veterans or spouses of veterans, giving us firsthand knowledge of the challenges faced by military families during relocation and the home-buying process. With recent changes to real estate practices taking effect on August 17, 2024, we are here to guide you through every step of your homeownership journey.

Can I Pay for a Real Estate Agent Under VA Home Loan Rules?

Yes, you can. As of August 10, 2024, a temporary policy from the Department of Veterans Affairs (VA) allows veterans using VA home loans to pay for real estate representation. This significant change ensures veterans have access to professional guidance throughout the home-buying process.

At Homevets Realty, we welcome this change and strongly support giving veterans the opportunity to work with agents who can best represent their interests. With our team made up of veterans and their spouses, we are deeply invested in ensuring this temporary policy becomes permanent so that veterans continue to have access to the highest level of representation.

Why Is This Policy Temporary? Will It Become Permanent?

While the current policy allowing veterans to pay for real estate services is temporary, the VA is considering whether to make it permanent through formal rulemaking. Homevets Realty remains committed to advocating for this change alongside industry leaders, ensuring that veterans always have access to the professional support they deserve when purchasing a home.

Why Am I Being Asked to Sign a Written Agreement?

As part of the recent changes in real estate practices, homebuyers will be asked to sign a written buyer agreement. This agreement clearly defines the services your real estate agent will provide and how they will be compensated.

At Homevets Realty, we believe in transparency and ensuring our clients understand every part of the process. Our agents, many of whom are veterans or military spouses, know the importance of clear communication and will work closely with you to review and negotiate any terms in the agreement that best serve your needs. You should feel confident in what you’re signing, and we’ll make sure of it.

How Does My Buyer’s Agent Get Paid?

Your written buyer agreement will outline how your agent is compensated. Payment options can include:

  • The seller or their listing broker covering the buyer’s agent’s fee.

  • The buyer requesting that the seller pay the buyer’s agent as part of the purchase offer.

  • The buyer paying directly out of pocket.

At Homevets Realty, we strive to work out the best financial arrangement that aligns with your home-buying goals, ensuring you have a trusted advocate by your side without unexpected costs.

What Has Homevets Realty Done to Support Veterans’ Access to Financing?

At Homevets Realty, we are passionate about helping veterans take full advantage of the VA Home Loan Guaranty program. Over the years, this program has helped millions of veterans secure homes, and we are dedicated to advocating for even more flexibility and favorable terms.

Our agents, many of whom are veterans or military spouses, know the ins and outs of VA loans and are committed to ensuring you get the best possible outcome. We continue to work with policymakers to improve the VA loan process, including advocating for relaxed appraisal requirements and ensuring veterans’ descendants can access unused VA home loan benefits. Additionally, we support efforts to allow veterans to transfer favorable interest rates to buyers in certain circumstances, giving veterans more financial flexibility when selling their homes.

Why Should Veterans and Active Service Members Work with Homevets Realty?

At Homevets Realty, you’re not just working with any real estate agent—you’re working with professionals who share your experiences. Many of our agents have served in the military or are married to service members, giving them a personal connection to the challenges faced by veterans and military families during the home-buying process.

In addition to their personal experience, many of our agents have earned specialized certifications, such as the Military Relocation Professional (MRP) designation, ensuring they are fully equipped to handle the unique needs of military homebuyers. Our agents’ deep understanding of the military lifestyle, combined with their professional expertise, makes Homevets Realty the ideal partner for veterans and active service members looking for a home.

At Homevets Realty, we take pride in offering more than just real estate services—we offer a personal connection, unmatched expertise, and a true commitment to helping veterans and their families find the perfect home.
